236 Livingston will be a 271-unit residential rental project with two towers: 26 stories on Livingston and 10 on Schermerhorn. The developer is Shlomo Karpen, who's had some trouble in the past (having had to settle with buyers at his Williamsburg Mews development). At the Community Board 2 Land Use Committee last December, locals learned that only eight units would be affordable; one unit per floor on floors three through 10 (about three percent). That's enough to allow Karpen to raise it an extra five floors. The architect on the original permit is Henry T O'Hara, whose other projects include the renovation of 20 Henry Street.
