This building, at 35 Underhill and Washington Avenue, has a lot of competition these days, though none of its competitors are reporting swift sales, either. Unit A2E was our condo-of-the-day back in July, a resale for $799,000, $100,000 more than what the owner paid for it over a year earlier. (It was $825,000 when it came off the market at the end of that month). Currently there are four active listings on Streeteasy, some that have been on the market for more than 500 days. Unit A5F, a 1,317-sf one-bed, two-bath, was originally listed on 5/21/07 for $559,000; ten days later, the price was increased to $729,000, and eight months later it got another $20,000 hike. That original price is looking more likely these days. Two units have gotten price cuts, including B2H, a two-bed, two-bath, 1,156-sf unit listed in August for $675,000, and chopped to $635,000 in October.
