Hyped Harlem Developments: Try Before You Buy!

You've read about this "Harlem" and its development boom, but with market conditions uncertain (maybe?), perhaps you're not ready to plunk down a 20% deposit on a new-construction condo above 96th. No problem! Why not rent to get a taste? A pair of Century 21 rental listings just landed in our inbox, and we couldn't help but notice that they're for a pair of Harlem hot topics. Hey, it's just like kicking the tires!

One is for a 2BR, 2BA, 1,147-square-foot apartment in the Kalahari, a tribal-themed building that's bringing Manhattan's averages down with its onslaught of sub-$1 million closings. The asking rent is $3,500 per month, and StreetEasy shows six other rental listings in the building.

Want to go cheaper? In rough-around-the-edges East Harlem, the 38-unit very green Observatory Place appears to have its first rental listing. It's a 1BR, 1BA, but according to the description, "The owner will put up a wall in the spacious living room if a second bedroom is needed." The ask on this one is $2,450 per month. The building is at First Avenue and 104th Street, putting you so close to that new Target—which should open right when your lease expires. But hey, you might find yourself sticking around.
