Curbed PriceChopper: A Harlem Harbinger?

To be honest, we don't know much about the building at 69 East 130th Street beyond what this listing tell us: doorman, residents' lounge and "other amenities," low monthlies and 25-year tax abatement. And we don't know diddly about this unit besides its wonky recent price history (3 brokerages, 5 different asking prices, 2 cuts in the past month). But oh how it intrigues us, and here's why: 2BRs, 2BAs, condo, newish construction...$538 per square foot. When was the last time a similar apartment was priced that low, no matter the location on this crazy island? Probably before 2004. With all the negative press the Harlem market has been getting slammed with, this could become the norm, especially for apartments this far north and east (between Madison and Park). Is Harlem back to being a buyers' market?
