This ground-floor sponsor unit at 101 Lafayette Avenue (aka The Griffin) has had a tough run: The two-bedroom listing debuted in June 2007 at $825,000; between that point and early 2009 it was yanked and re-listed a number of times, according to StreetEasy, before re-emerging this past March with a price tag of $799,000. (Somewhere in there it was also featured as a Co-op of the Day.) The magic number was reduced to $757,000 last week. The ground-floor location can't be helping; nor can the contractor-ish finishes. Still, this bad boy weighs in at almost 1,500 square feet and is in arguably the best co-op in Fort Greene. Maybe they should cut it to $699,000 and just move the sucker.
